From a 3-Room to a 4-Room Flat: A Home Upsizing Success Story

When Mr. Shafar's 3-room BTO flat reached the 5-year MOP, he came to me with a pressing need to move to a bigger flat with at least 3 physical bedrooms.

He and his wife were unsure and felt hopeless about being able to proceed with their upsizing plan, as they were unable to get a HDB or bank loan due to their credit history. I drafted a letter to HDB on their behalf, appealing for a loan.

HDB approved their appeal and granted them a 3rd HDB loan, which allowed me to sell and buy another flat for them. Today, they are proud owners of a 4-room flat.

Selling Success: Highlighting the Positive Features of a Condominium Unit

Mr. Raghavan approached me to help sell his 3-bedroom condominium unit in Southaven 2, located in Upper Bukit Timah Road. During my assessment of the unit, I noted that it faced a main road, was on a low floor, and had minimal renovations.

However, during house viewings, I focused on the unit's positive aspects such as its spacious size, lack of odd shapes, ample natural light and ventilation, cost-saving renovations, and the fact that it was a true corner unit that offered greater privacy.

Using these selling points, the 3-bedroom condominium was sold within a month, and at a price that was considered one of the highest in the project.

Helping Madam Sabariah Secure a Permanent Home

When Madam Sabariah came to me, she was in a difficult situation. She had recently divorced and was required to sell her matrimonial flat. However, she was unable to purchase a new flat as she was unemployed due to health reasons.

This meant that she and her children were at risk of being without a permanent place to live. To help her, I drafted an appeal letter to HDB requesting that she be granted a 2-room flat under the public rental scheme. I also worked with her ex-husband to delay the sale of the flat until her situation was resolved.

After several rounds of correspondence with HDB, Madam Sabariah was granted a 2-room flat under the public rental scheme. With her housing situation secure, I was then able to sell her matrimonial flat.
